Let's All Pledge to Shop Locally in 2017




I believe we all understand the multiple benefits to shopping locally for goods and services. As I wish you a Happy New Year, let me also encourage you to keep this in mind in 2017.

If you are considering selling property in 2017, please also know there is tremendous benefit to listing your home with a local broker and local real estate company. The normal benefits of increasing the local economy apply, but there are additional benefits you might not know about.

The Highland Lakes Association of REALTORS consists of roughly 700 agents working in our area. This group also has its own Multiple Listing Service. Occasionally I see sellers list their property with an out of town agent that is a member of a different MLS. I believe these agents are doing a great disservice to their clients. There is an 80% chance your home will be sold by a local agent and member of the Highland Lakes MLS. If you are represented by an out of area agent, the majority of local agents will not even know your home is for sale.

Local agents should also have a great deal of local expertise. Out of area agents lack the knowledge to market your home to its fullest potential. They also may not know about specific restrictions and area regulations. This can create a risk of inaccurate information in your listing that may affect your ability to sell. Or may cause you to be accused of false advertising.

Licensed agents agree to a Code of Ethics established by the National Association of REALTORS. One of the most important elements is a commitment to only work in areas in which you have expertise. It is legal for licensed agents to sell property anywhere in Texas. So, this is a self policing code.

I encourage you to make the most of 2017. And, please use local REALTORS for the benefit to our community. Most importantly, do this for your own benefit. Cheers!

Fishing Report from TPWD (Apr. 24)

FAIR. Water stained; 74 degrees; 0.27 feet below pool. Crappie are fair in 10-20 feet of water on brush piles with chartreuse jigs. Report by Jess Rotherham, Texas Crappie Fishing Service. Bass are good with a few fish on beds, but there are still plenty in the backs of pockets so use shallow moving baits like a wake bait, swimbait or frog to get some of those good ones. Skipping docks is always a good way to load the boat too using a weightless wacky worm or a jig to get some good bites. Do not forget to run the bulkheads with a shallow crank, fluke or frog.
