Lake LBJ is the largest constant level lake in Texas and one of the largest in the nation. After years of drought, our lake is full. This has helped waterfront property on Lake LBJ sustain strong values. To help you understand the general market, here are some guidelines: Much or most of the value for waterfront property is in the land. An older home in average condition will start in these ranges: Channel Waterfront - $300,000 and up Cover Waterfront - $400,000 and up Open Waterfront - $500,000 and up True Luxury Waterfront Home - $1,000,000 or more There are exceptions to every rule and these are very general guidelines. The condition and size of the home does affect value, but not as much as the quality and amount of waterfront. Location is also a key factor in values. For instance, open waterfront in Granite Shoals is worth around $5000 per linear foot. In Horseshoe Bay, our premier community on the lake, that number can easily be $10,000 or more.

Fishing Report from TPWD (Jul. 17)

SLOW. Water stained; 85 degrees; 0.53 feet below pool. The Lower Colorado River Authority is advising the public to avoid the lake for the remainder of the week while lake conditions are dangerous due to floating debris, fast currents and possible bacteria levels associated with flooding. Check the LCRA website current conditions.
